Circo is a Glasgow based letting agent and factor built on nearly a decade of experience managing residential properties across the city. We are a trading name of Gardiner Waters Ltd, which has been managing properties since 2016 — so while the name is new, the expertise behind it isn’t.

Gardiner Waters was founded by Craig Gardiner, who came to lettings through his own early experiences as a tenant and investor. Those experiences weren’t always good ones — and that frustration became the foundation of a business built around doing things better.
Over the years the business grew entirely through word of mouth, built on a straightforward principle: work only with the best landlords, tenants and developers. That selective approach has allowed us to build a portfolio we’re genuinely proud to manage.
The move to the Circo brand marks a new chapter — Craig operating independently, with a clear vision for what a modern letting agent should look like in 2026 and beyond.
